My home since 2000 is finally up for sale. It is within this great little community just north-west of Coonabarrabran, (check out the google maps on the right).
The premises consists of two mid '70's buildings that were once the town's local pub "The Great Western Hotel", and the associated motel. These two buildings are located at the corner of Bridge Street and Anzac Parade, Gwabegar.
Up for sale are these two buildings and title to the almost ½ acre block.
That's right TWO Large seperate buildings on one ½ acre title.

Building 1 - The Home...

This home is in very good condition and was built in 1976. It has 3 bedrooms, seperate internal toilet and bathroom, and two large living areas. The main house building was once the motel and had but one living area and 5 bedrooms with multiple toilets and showers. One bedroom has been used to enlarge one living area, and another bedroom has been merged with an existing shower/bath room to create a second large living area.

All bedrooms have sliding glass doors to the north facing verandah at the front of the house. The verandah is well shaded from the Gwabegar sun through large evergreen trees located in the front yard. The front yard is well shaded and suited to family fun.

The main living area has a split system reverse cycle airconditioner which offers year round comfort.
Building 2 - Storage... Storage... Storage...
The workings of the hotel have been stripped by the previous owners, and the building now serves as one large storage building which is broken into three open sections which are all served by a common bar area. Each section has internal and external access.

Although the license was sold and moved back to Sydney, the building would suit one of many personal business ventures, including a shop, club meeting place, or simply serve as an alternate living space / second dwelling.
I lived in the old pub section for a while when my son and his family lived in the main house.

Water:
There are no water resrictions as the town has its own bore (see the note on the right re bore water). So you are able to water to your hearts content, or least to your garden's content!
Town water is supplied to property and buildings and a large capacity rain water tank is also installed for fresh/rain water. The previous pump needed repair and is on site to be reinstalled.

Garbage:
There are no garbage services to the township, however, the local tip (about 800 metres from the front door and along the Wee-Waa Road) is FREE!! Dump anything you want and it costs Nothing!
Rates:
The council rates are less than $500 a year!

Notes on "The old Pub"
Built together with the motel in 1976, the pub replaced a long standing 2 storey brick building that was burnt in a fire of that year. The replacement pub was closed in 1998. Since that time It has been used mainly for storage, although it was lived in for a short time.
There is no licence or equipment for the pub, and it can not be re-opened as a hotel due to the license having been relocated (sold out) to a pub in Sydney. As far as I am aware, there are no further licenses being issued in NSW at this time. Although a license could be moved to this location if you have one available.
How do you say it???
Gwabegar: The 'G' is silent and the word itself is pronounced
Wobby-gar. 'Wob' as in wobble, and 'gar' as rhyming with car.
Where is GWABEGAR?
Generally speaking, Gwabegar is 6½ - 7 hours from both Sydney and Brisbane in country New South Wales.
It is also 2½ hours both north of Dubbo, and south-west of Tamworth.

for the 'Tech Savy'
There is no ADSL or cable broadband in Gwabegar. The only choices are Satellite or ISDN. I have had ISDN in this premises up until the time I moved back to Sydney (actually, until AFTER I moved back). 2 Channel ISDN is 2 x 64kb/s (128kb/s total), and this speed is attainable and reliable - on the condition both lines are dedicated to the connection. You are able to drop one line to make/receive telephone calls, but the connection speed drops to 64kb/s
The local exchange is a RIM and located approx 100 metres behind the main building. There are no immediate plans to upgrade this exchange to enable it for ADSL.
Schooling
Gwabegar Public School is located just a few short streets away and due to the size of the school and number of children, only two classes operate. Years 3-6 (Primary) and K-2 (Infants). Click on the link above to view more detailed information about the school.
There is a catholic school in Baradine (40km south) and a school bus runs there daily.
Baradine also has a High School which also served the children of Gwabegar. There are also boarding school options at locations such as Tamworth (and others).
Bore water
The town has it's own bore water supply and all houses in the township are fed from this supply. Bore water (otherwise known as hard water) is used for all your cleaning, washing, shower and gardening needs. There is a fresh (rain) water tank between the buildings and in my entire time at the premises, it has never been emptied!
2nd reverse cycle split system
The second living area also has a split system reverse cycle airconditioner, however it did not work upon installation. The system had remained uninstalled for the majority of it's warranty period, and to claim the warrant meant shipping it back to Melbourne at my expense. As such, it was never done. It is unknown what is required to get this system to work and is included "as-is".
Ozzie Ozzie Ozzie
Since the place was so big and I am just a little woman, I bought a 42" twin deck 18 horse power ride-on mower. It comes complete with adjustable seat and a drink holder!
I called him (it) Ozzie because it is nicely green and gold coloured. It is a beautiful machine that has never let me down. It has just over 200 hours on the clock.
I also have a 7HP Rotary Hoe that is very high powered. I have only used it once due to it being too high strength and too heavy for me to use.
If the final price is as stated (and not a negotiation to a lesser amount) these items plus other furnishing in place will be sold with the sale of the premises. The mower alone is worth in excess of $2000.
chocolate wheel & fishing club
One of the local graziers holds a chocolate wheel a couple of times a year in the main street. The focus is raising money for whatever is needed and to generally have a good time.
There has existed in the township, a fishing club for many years. This is largely due to the efforts of Bobby Williams.
The Milky Way
For country folk, this is no surprise, but to the city folk, you would be surprised as to how many stars are in the night sky! Out here, in the country, the night sky is awash with many many stars that are otherwise invisible under the glow of city lights.
This is also why the Coonabarrabran Observatory / Telescopes do so well (and why there are no bright lights on the west side of the harbour bridge!)
Wildlife
With movies like crocodile dundee and TV shows like Skippy, people from around the world think that kangaroos jump into our front yards and that a koala is camped in the gum tree in the back yard...
And we all know that just isn't true!
... Or is it?
Come to expect that in Gwabegar, that you will come face-to-face with Kangaroos and Emu's and plenty of other native wildlife.
It is very common to find a 'roo hopping around the streets of Gwabegar!
Cyprus Pine
Over recent years, most of the saw mills in the area have closed down (Gwabegar included). But one still exists in Baradine and they are your local suppliers for all your cyprus needs!
Did you know that cyprus pine is resilient to termites!!! Why don't we build more houses out of Cyprus products?
sourounding communities and general facts

½ Hour
In the township of Baradine (to the south) you have access to shopping, trade industries,
pubs and clubs and a local swimming pool.
To the north is the township of Pilliga, in whch is located one of the many free hot bore
baths in the district(another at Burren Junction slightly further north).
roads
Most interconnecting roads in the area are either gravel or dirt, however,
the main streets of Gwabegar are themselves sealed, and the main route
in/out of town towards Baradine (and the rest of the outside world), is also sealed

1 Hour
Gwabegar's largest neighbour is Coonabarrabran, and it lies approx 1 hour to the south.
With it's telescopes that dither the evening skyline, Coona' is one of Australia's leading
contributors to Astronomy community and was popularised as enemy sister-city to Parks
in the Australian Film "DISH".
To the west is Coonamble, and to the east lies Wee Waa and Narrabri. Combined with Baradine,
all five of these comunities provide all the local infrastructre required to
keep you supplied the year through.

2½ hours
Depending on the direction you want to travel, to the north east is Tamworth, the home of
country music in Australia. The country music festival is an annual
event held over 10 days in January.
To the south is Dubbo with the Western Plains Zoo, and old Dubbo Gaol
(just two of this great cities attractions!
Dubbo and Tamworth serve as a major shopping destinations for local communities.
They both offer all the trappings of city life and are close enough for a day trip,
but far enough away that you are in another world!

both are roughly 6½ hours drive from Gwabegar.
